New Rules for Showing a Home During the COVID-19 Shelter In Place Environment

Recently the counties of Contra Costa and Alameda eased the shelter in place restrictions a bit. Which included easing of some of the in person showing requirements. A critical piece of buying a home is seeing it in person and getting that wonderful feeling that this is home.

We are able to show homes in person again. Here are some things to consider before the in person viewing, and the guidelines for when it comes time to see it in person.

VIRTUAL VIEWING FIRST

It’s important to limit the number of homes you see in person. To do that start by researching the property as much as you can online. Review the listing, photos, and any 360 videos or online tours that may be available. Use virtual maps to make sure the home located in an area that works for you. Review any disclosures or reports provided by the seller. Ask your agent to help answer any questions you may have.

If the home looks like a good fit after you have reviewed all the online material, then it’s time to set an appointment to view it in person.

SHOWING RULES

  • Open Houses are not allowed.

  • Owner occupied and vacant properties may be shown.

  • In person showings are limited to two cohabitating persons and their agent in the home at one time.

  • If you are sick or someone in your home is sick, stay home. Do not view properties in person.

  • Masks should always be worn, and social distancing rules apply.

  • Try not to touch anything while you are in the home.

  • Your agent will assist you with access and will wipe down (sanitize) touched surfaces after the showing has completed.

TIPS FOR SELLERS

  • It’s your choice to allow others to view your home in person or not.

  • Showings may be more spread out throughout the day and may take longer.

  • You cannot be in the home during showings.

  • Think about a safe place to go where you can maintain social distance while your home is being shown to others.

  • Clean and sanitize each time you return home.
